Phasing a Flake Floor Around a Business That Stays Open

Most of these floors go down in buildings that cannot close. A kennel still has animals in it, a showroom still has Saturday traffic, and a production line has a number attached to every hour it sits idle. That constraint shapes the install more than the product selection does.

The usual answer is to work in sections. The floor gets divided into areas that can be closed off one at a time, each one prepped, coated and cured while the rest of the building keeps running. Where two sections meet, the installer sets a cut line somewhere it will not be noticed, often at a doorway, a column line, or an existing control joint. Planned well, the seam disappears into the layout. Planned badly, it runs across the middle of an open floor where every visitor walks over it.

Temperature decides the calendar. Cure is not a fixed number of hours, it is a curve that moves with the slab temperature. Sika publishes the figures for Sikafloor 264: at 50 °F the coating takes roughly 24 hours to accept foot traffic, about 3 days for light service and around 10 days to reach full chemical cure. Warm the space to 68 °F and the same product reads about 12 hours, 2 days and 7 days. At 86 °F it drops again to roughly 8 hours, 36 hours and 4 days. A January install in an unheated warehouse and a July install in a conditioned showroom are two different schedules for the same material.

That is why the sequencing conversation belongs in the quote rather than in the first week of work. Ask which areas close, on what nights, and what the building has to be able to do the next morning. Our portfolio shows floors that went in around working schedules.

Why Businesses Choose EvrStep’s Commercial Flake Flooring

The Edges and Penetrations Decide How the Floor Ages

A flake floor almost never fails in the middle. The field is the easy part: flat, open, easy to prep and easy to coat evenly. What gives trouble is everywhere the floor stops or something comes through it.

Wall junctions are the first of these. In a kitchen, a washdown bay, or any room that gets hosed rather than mopped, a broadcast flake system is usually turned up the wall as an integral cove, so there is no seam at the base for water to sit in. That detail is formed by hand, it takes time, and it is often the reason one bid on the same room comes in noticeably higher than another. Rooms that only get mopped can take a simple termination instead, which costs less and is entirely appropriate there.

Drains are the second. Water has to reach them, which means the slope gets checked before anything is coated, and the coating has to be carried into the drain body and terminated inside it rather than stopped short at the rim. A floor that ponds in one corner was usually sloped wrong long before the coating showed up.

Then there are the moving joints. Control and expansion joints are in the slab because concrete moves, and a rigid coating pulled straight across one will eventually split above it. The joint gets honored, filled with a flexible material, and treated as a line in the finished floor rather than hidden under it.

Doorways, equipment pads, pipe penetrations and stair nosings each get their own treatment. When you compare quotes, compare these. Ask about the cove, the drains and the joints, and ask whether one system is right for the whole building. Urethane cement is often the better answer in the hottest and wettest rooms, and the right recommendation may be a mix of systems under one roof.

Common Questions About Commercial Flake Coatings

Commercial flake coatings provide a textured, decorative, and highly durable flooring solution compared to standard epoxy floors. These epoxy coatings are specifically designed for high-traffic commercial and industrial environments, offering enhanced durability and a texture you can specify. Unlike traditional epoxy flooring, flake coatings incorporate colorful chips that create a seamless, attractive finish while also adding traction.

For businesses requiring commercial epoxy flooring that stands up to heavy foot traffic, spills, and daily wear, epoxy flake floors provide superior performance. They are more durable than tile, carpet, or polished concrete, making them ideal for retail spaces, offices, and pet-friendly businesses. Their thick, professional-grade application ensures a long-lasting finish that requires minimal maintenance.

Yes! Commercial flake coatings are an excellent choice for high-moisture environments, including restrooms, locker rooms, utility rooms, and vet clinics. The seamless, moisture-resistant design prevents water infiltration, which keeps water out of the slab beneathl growth. Unlike tile or carpet, which can trap moisture, epoxy flake floors create a non-porous barrier that keeps floors dry and safe.

These coatings are commonly used in garage floors, commercial kitchens, and industrial spaces, where frequent cleaning and exposure to water are common. For businesses looking for a great company that provides reliable flooring solutions, commercial flake coatings remain a go-to option for both safety and durability.

The installation time for commercial flake coatings depends on the size and scope of the project, but most applications can be completed in just a few days. Unlike traditional tile or stone flooring, which can take weeks to install, epoxy coatings cure quickly, allowing businesses to resume operations with minimal downtime.

For businesses in the Front Range and other high-demand areas, professional installers can tailor the installation process to meet specific requirements. Once applied, the coating sets rapidly, creating a thick, durable surface ready for industrial and commercial applications. With expert application, these flooring solutions provide long-term performance with minimal maintenance.

Absolutely! One of the major advantages of commercial flake coatings is their customizable aesthetic. Businesses can choose from a variety of colors, sizes, and chip blends to create a flooring look that complements their branding and interior design preferences. Whether aiming for a sleek, modern finish or a natural stone effect, epoxy flake floors provide versatile design options.

This makes them an ideal choice for retail stores, offices, and residential properties that want an attractive yet functional flooring solution. With specialty coatings available, businesses can achieve a unique, professional look while still benefiting from the strength and durability of epoxy floors.

Maintaining commercial flake coatings is simple and cost-effective. Unlike tile, stone, or carpet, which require constant upkeep, epoxy flake floors are designed for low maintenance. Routine sweeping and mopping with a mild cleaner will keep the surface in excellent condition. There’s no need for waxing, sealing, or special treatments like with polished concrete or urethane cement floors.

Because these coatings are resistant to stains, chemicals, and moisture, they remain pristine and durable even in high-traffic commercial spaces. Whether used in industrial settings, garages, or retail spaces, business owners can enjoy a long-lasting flooring solution that stays attractive and functional for years to come.

Yes! Commercial flake coatings are an excellent choice for dog kennels, vet offices, and pet-friendly spaces. Their moisture-resistant and stain-resistant surface, with traction specified for the area, make them perfect for areas where animals are present. Unlike tile or carpet, where grout lines and fibers give dirt somewhere to settle, epoxy coatings create a seamless, non-porous barrier that rinses and mops clean.

Many pet care facilities and grooming salons prefer epoxy flake floors due to their durability, safety, and aesthetic appeal. This flooring solution also withstands scratches and wear from pet claws, ensuring a long-lasting, professional appearance. For businesses needing a great company to provide durable, attractive, and pet-friendly flooring, commercial epoxy flooring remains a top choice.
